These terms apply to use of http://highlineranch.com and reservations with Highline Ranch RV, operated by H4 Equities, LLC (“Highline Ranch,” “we,” “us,” or “our”), in Guthrie, Oklahoma.
Reservation-specific terms and park rules provided before booking also apply. A separate signed agreement may govern monthly stays or storage services. Nothing in these terms limits rights that cannot lawfully be waived.
Reservations and ConfirmationThe person making a reservation must be at least 18 years old and provide accurate contact, guest, RV, vehicle, and pet information.Reservations are subject to availability and any approval requirements disclosed before booking. Submitting an inquiry or reservation request does not guarantee a site.
Your reservation is confirmed when you receive confirmation from Highline Ranch or our authorized booking provider.Please review your confirmation and contact us promptly about any errors.
Rates, Payments, and UtilitiesRates, payment deadlines, deposits, taxes, and applicable charges will be disclosed before you complete your reservation. Mandatory fees will be included in displayed prices where required by law.
Your reservation confirmation or signed agreement will specify which utilities are included and which are billed separately. Where utilities are metered or separately billed, the billing method and payment terms will be provided before booking.An advertised monthly rate does not automatically guarantee renewal or availability for additional months. Extensions must be confirmed by management.
Cancellations, Changes, and Refunds
The cancellation and refund policy presented before booking applies to your reservation. Guests must park within their assigned site and use designated parking areas. Site preferences are requests unless expressly guaranteed in the reservation confirmation.
Park Rules and Guest Conduct
Guests and their visitors must follow the park rules provided before booking, posted safety instructions, and applicable law.Guests must respect others, keep their site reasonably clean, supervise children, and avoid conduct that creates a safety hazard or unreasonable disturbance.Report maintenance issues, utility problems, and unsafe conditions to management promptly. Call 911 (tel:911) in an emergency.Rule violations may result in action permitted by the applicable agreement and law, including termination of a stay where lawful. Any required notices or procedures will be followed.
Pets and Assistance Animals
Pets require management approval under the park’s pet policy. Guests must disclose pets before arrival, follow applicable leash and cleanup rules, and prevent animals from creating a hazard or disturbance.Service animals and other assistance animals will be handled in accordance with applicable law. Pet restrictions and pet fees will not be applied where prohibited by law.
Monthly and Extended Stays
Monthly or extended stays may require an application, management approval, and a separate written agreement.That agreement will address payment dates, utilities, renewal, notice requirements, and other applicable conditions. These website terms do not determine whether a particular stay creates a tenancy or waive any rights under applicable law.
RV, Boat, and Vehicle Storage
Storage requires a confirmed reservation or separate storage agreement. Guests must accurately describe the item being stored and follow assigned parking and access instructions.
Storage does not include permission to occupy an RV or vehicle unless expressly authorized. Available security measures, access hours, insurance requirements, and other storage conditions will be explained in the storage agreement.Property Damage and Personal BelongingsGuests are responsible, to the extent permitted by law, for damage caused by themselves, their visitors, or their animals.
Please secure personal belongings and maintain appropriate insurance for your RV, vehicle, boat, and possessions. Highline Ranch is not an insurer of guest property. Responsibility for any loss or injury will be determined under applicable law; these terms do not waive liability that cannot legally be waived.
Amenities and Availability
Amenities may occasionally be unavailable because of maintenance, weather, outages, or circumstances beyond our control. We will make reasonable efforts to communicate known significant interruptions.
Services identified as “Coming Soon” are not included in a reservation unless expressly confirmed.Website and Third-Party ServicesWebsite content is provided for information about our property and services. If we discover a material error affecting a reservation, we will contact the guest to resolve it.Third-party booking and payment services may have their own terms and privacy policies.
Our handling of personal information is described in our Privacy Policy.Changes to These TermsWe may update these terms for future website use and reservations. Changes will not retroactively alter a confirmed reservation without agreement or another lawful basis.
